One Million Deliveries, Zero Days Off: Why 24/7 Doorman Coverage Is Now a Necessity

Key findings from a year of delivery data — and why the front door is now one of the most operationally complex parts of your building.

From April 2025 through April 2026, we analyzed delivery data across multifamily buildings on the Carson platform — all supported by a 24/7 Live Remote Doorman. The result is one of the most comprehensive views into how packages, food, and groceries are reshaping day-to-day building operations. Here are the highlights.

The Majority of Deliveries Arrive After Hours

58% of all courier visits occurred between 6 PM and 6 AM. Per building, that's 2.9 after-hours visits every day that require someone to buzz in a courier, verify their identity, log the package, and notify the resident.

From Walk-Ups to High-Rises: The Delivery Challenge Scales With Your Building

A boutique 10-unit walk-up handles about 1.4 courier visits per day. A mid-size 100-unit property sees roughly 10. And a large 200+ unit development manages over 33 visits per day — more than 1,000 per month. Every cohort under 200 units is growing year over year, with the smallest buildings (1–10 units) growing fastest at +7.8%.

The Courier Landscape Is Fragmenting — Fast

The number of unique couriers arriving at buildings grew 60% in twelve months — from 30 in April 2025 to 48 in April 2026. Amazon still dominates at 44% share, but CDL grew 37%, US Postal Service surged 74%, and eleven new carriers appeared in H2 including GOFO Express, Better Trucks, DutchX, Relay, GoBolt, and others.

Each new courier means an unfamiliar face at the door and a new risk of a misplaced package. A Live Remote Doorman verifies every courier, logs every package, and notifies every resident — regardless of which carrier shows up.

What the Data Doesn't Show

Our data captures every courier visit that Carson's Remote Doormen handle. What it can't capture is what happens in buildings without this coverage: packages left in unsecured lobbies, taken by the wrong resident, or never delivered because the courier couldn't get buzzed in. Security.org's 2025 report found that 58% of Americans had a package stolen in the past year, with apartment residents victimized at 3.5x the rate of homeowners.
