The Challenge

Holding keys at the front desk created risk

Clipper has spent the last several years building smarter buildings — new developments in Brooklyn like Pacific House, Tower 77, Prospect House and Bedford Square, wired with integrated access control and a resident app. But the old way of granting access created friction the team wanted to design out.

When the front desk holds a key for a resident's parents, housekeeper or dog walker, the building takes on the liability for it.

Beyond the Front Desk

One app across leasing and daily operations

LeasingBroker-led tours, no coordinating
Brokers get their own building access to give prospect tours without scheduling around staff — shortening the leasing cycle and simplifying day-to-day operations.
AccessRemote door locks, one app
Carson is the app that powers smart, remote door locks — keyless unit and building entry, managed in the same place as everything else.
Daily livingRecurring visitor access
Residents schedule dog walkers, cleaners, and aides; building and unit access is granted automatically on the days and times they set.
RetentionIn-app maintenance requests
Great maintenance management drives renewals — yet only about half of U.S. renters can easily submit and track requests. Carson brings it into one app.
The Solution

Virtual keys that residents control themselves

Clipper standardized its new developments on Carson and leaned into a fob-free model: access lives on the resident's phone. Residents issue their own virtual keys to guests and service providers, and the front desk no longer holds physical keys for anyone — the responsibility, and the convenience, sits with the resident.

We gave residents the option to use a traditional fob or the Carson app, and they chose Carson. The convenience of virtual keys for guests and service providers that they can manage from their phone makes it an easy decision.

The Results

Residents chose the app

Amenity sign-ups went up
With easy amenity package sign-ups via Carson, net operating income (NOI) increased.
Residents kept Carson
Offered a fob instead, residents chose to stay on the app for the convenience of virtual keys.
Less liability at the desk
No more holding physical keys for guests, vendors and family — the risk moves off the building.
Responsive support
A named point of contact the on-site team can reach when issues come up, including on tight weekend timelines.
The Partnership

A vendor the on-site team can actually reach

Carson's support has shown up when it counts. During a low-voltage issue at Bedford Square that spanned two weekends, Clipper's team had a direct line to Carson to work the problem in real time.

We can always rely on the Carson support team — even for hardware issues unrelated to the Carson product, they help steer us in the right direction. Their team is on it.
